OUR WORK

BRIDGE Housing increases access to both affordable homes and supportive programs for residents.

Kettner Crossing

Development

Development is the core of BRIDGE’s past, present and future.

Our current portfolio, with $3.5 billion in assets, includes over 13,000 apartment units in more than 130 properties, and we have more than 8,000 units in the development pipeline. Our record in producing a full range of affordable multifamily housing communities has earned us a reputation for high standards, skillful execution, and strong community and financial credibility.

Acquisitions

Acquiring and improving existing properties helps preserve affordable housing.

The urgency of our housing crisis requires an “all of the above” approach to expanding the supply of affordable units. BRIDGE supplements our traditional role as a housing developer by acquiring existing apartment properties to preserve units at affordable, below-market rents.

Property Management

Our resident-centered approach promotes vibrant, safe, and healthy living spaces.

BRIDGE expanded into property management within five years of our founding to provide better programs for our residents, ensure the high quality of our communities across a growing portfolio, and create operational efficiencies to sustain our expansion.

Our team cultivates relationships with residents and community partners to develop the tailored on-site programs and community networks that are BRIDGE hallmarks. Prudent financial stewardship enables us to reinvest in our properties for the benefit of BRIDGE residents and the broader community.

Broadway Cove

Our award-winning projects are designed to the highest standards and reflect the character of their communities.

From our very first project, BRIDGE Housing has been nationally recognized by prestigious organizations like the Urban Land Institute and American Institute of Architects, and even the United Nations. These honors exemplify our commitment to innovative, sustainable design, quality construction, life-enhancing resident programs, and overall excellence in community development.

Financing Strategies

BRIDGE has pioneered the use of private-sector capital for nonprofit housing.

BRIDGE is one of the largest and best capitalized nonprofit housing providers in the country. We have a long history of bringing the public and private sectors together to develop funding models that unlock new sources of both debt and equity.

Asset Management

Our commitment to strong financial stewardship is unwavering and precedent-setting.

As BRIDGE has built a real estate portfolio worth more than $3.5 billion, we have also built asset management expertise to ensure sustainable growth and financial strength.

Our team combines deep experience managing the regulatory and public-finance complexities of affordable housing with knowledge of capital markets to put BRIDGE at the forefront of the industry. As the first nonprofit developer to earn a credit rating from S&P Global ratings and issue taxable sustainability bonds, we created a new asset class for affordable housing finance.

Private-sector funding as well as partnerships with leading financial institutions are critical to both project-level and corporate finance. It reinforces our ability to optimize our portfolio’s health and plan for the long-term amid an increasingly uncertain environment for traditional federal and state subsidies.
