25 Initiatives

Founded in the spirit of entrepreneurship, BRIDGE continues to envision what comes next. We took key lessons from our 25 years of experience, added a good measure of creative thinking and developed 25 initiatives to dedicate ourselves to. We hope you will join us.

The initiatives are organized into three categories, aligned with the BRIDGE tagline: Building, Sustaining, Leading.

BUILDING 

1: The Prime Program
A shared-equity loan to help people buy homes without the need for subprime mortgages.

2: California Investing in Californians
BRIDGE affiliate BUILD works with the California Public Employees' Retirement System (CalPERS) to renew the financial partnership that puts equity investment into urban-infill, mixed-use developments.

3: Patient Affordability
Acquire market-rate properties, and for below the cost of new construction, hold them for a period and transition them into more affordable communities over time.

4: Legacy Gifts
A campaign encouraging individuals to bequeath real estate and land for development of affordable homes.

5: Neighborhood Opportunity Program
The immediate decline in the real estate market is an opportunity to work with lenders, homebuilders and communities to acquire or reposition land and developments, and to inject a significant affordability component.

6: Scale Matters
BRIDGE expands production in new markets by opening an office in Los Angeles.

7: Leverage
Augment the capacity of local and neighborhood-based nonprofits by providing development expertise and equity/grants to projects.

8: Crack the High-Cost Issues
Develop a model project with off-site construction and reduced planning constraints. Showcase the possibilities.

SUSTAINING 

9: HomeBricks
Grow this BRIDGE affiliate's ability to support low- and moderate-income homebuyers by expanding current marketing activities into a true multiple-listing service for affordable homeownership.

10: Green Building
BRIDGE, an early adopter of green-building standards that helped shape the GreenPoint Rated program, continues to test new techniques and promote transit-oriented development.

11: Think Globally, Celebrate Locally
A series of local events at BRIDGE properties in 13 communities. Each program will feature a mini documentary or panel of speakers describing "whatever it took" to make the development come to life.

12: BRIDGE Support Corporation
Create a new 501(c)(3) entity with significant capital that will allow BRIDGE to make a greater impact through services, innovation and leadership.

13: We Believe in You
Expand the Alan and Ruth Stein Educational Assistance Program and increase BRIDGE's ability to assist residents in taking the next step up the economic ladder through educational awards and on-site educational programs.

14: Training and Inspiring the Next Generation
Endow the I. Donald Terner Residency, a two-year fellowship that attracts the best and brightest entrepreneurial talent to BRIDGE and the affordable housing field.

15: Benchmark and Model Best Practices
Development, ownership and management of rental homes affordable to the workforce is a critically important business. BRIDGE will collaborate on efforts to learn from others and share our best practices.

16: The Technology Challenge
Use the best of technological advances to efficiently and effectively manage rental properties, link potential residents to apartments, and provide educational and referral services. Convene users and technology advisors to discuss needs and solutions.

LEADING 

17: Prime Policy
Develop policy positions to support the Prime Program and advance it as an approach other communities should use.

18: Green Density
Research approaches that encourage smart density and innovative designs, such as affordable family living in high-rise buildings.

19: Reliable Funding
Create permanent sources of funding to make homes more affordable to working families and seniors.

20: Patient Affordability Policy
Develop a policy recommendation to encourage patient affordability as a housing strategy in California and the nation.

21: Caring for Seniors
Develop a policy recommendation and hold a forum to address Medi-Cal and Medicare reimbursement for seniors in assisted living.

22: Tell the Story
Who are the people in need of more affordable rent and home prices? How are communities and businesses positively impacted when it is provided? Make the case to neighbors and elected officials.

23: Work for the Workforce
Reform regulations that impose constraints on nonprofits seeking to assist families and workers who may earn more than 80 percent of Area Median Income but cannot afford a home because they live in high-cost markets.

24: Fresh Perspective
Take a new look at California Environmental Quality Act laws as well as other laws that govern California redevelopment and housing. Determine what's working, what's not and what is needed.

25: Federal Policy Leadership
BRIDGE will lead efforts with its advocacy partners to ensure that the new Administration is actively pursuing policies to preserve and create more affordable homes.
